Coeur d'Alene, Idaho, is set to welcome a stunning new landmark to its downtown area: the Sherman Tower. Proposed by the Hagadone Corporation, this 15-story hotel has received unanimous approval from the city's Design Review Commission, marking a significant milestone in the project's development.

Located on First Street and Sherman Avenue, the Sherman Tower will be a striking addition to Coeur d'Alene's skyline. Featuring 139 rooms, a 6,000-square-foot restaurant with a seasonal rooftop bar, and nearly 4,000 square feet of retail and office space, the tower promises to be a hub of activity and luxury in the heart of the city.

One of the standout features of the Sherman Tower is its detached three-level parking structure, with one level underground, located at First and Lakeside Avenue. This addition will provide convenient parking options for guests and visitors, ensuring easy access to the hotel and surrounding attractions.

Construction on the Sherman Tower is expected to begin early next year, with a goal to open its doors in the spring of 2027. Hagadone Hospitality, in a meeting with Coeur d’Alene city officials, unveiled a preliminary plan for a new development project along Sherman Avenue, between 1st and 2nd Streets. The proposed new addition to The Coeur d’Alene Resort encompasses a multi-faceted structure, including luxury hotel rooms, a restaurant featuring a rooftop lounge, parking, and spaces for both retail and commercial offices.

The project envisions a tiered structure ascending from 5 to 15 stories, strategically designed to seamlessly integrate with existing residential views. This development aims to breathe new life into the current locations of the vacant Bonsai restaurant and the aging Johnston building, which will make way for progress as part of the site preparation.

The suggested site coincides with the original location of the Dessert Hotel, constructed in 1905. Serving as the social hub of Coeur d'Alene for more than six decades, the hotel held a special place in the community. We are thrilled and privileged to restore this block to its former status, echoing its significance in the community for numerous years.

The proposed plan places a strong emphasis on community benefits, specifically tailored to cater to leisure travelers seeking a blend of scenic beauty and urban experiences. Promising breathtaking views of Coeur d’Alene Lake, the project ensures convenient access to the downtown area, elevating the overall appeal for visitors and locals alike. John Barlow, expressing the community-centric vision, stated, "This new hotel tower will not only provide a unique experience for guests but will also encourage engagement with our local shops, dining establishments, and outdoor attractions, enriching the downtown experience for all."

The economic implications of such a project are significant. Drawing from the Northern Idaho Tourism Economic Impact Report of 2021, the regional travel spending has been robust, with direct travel expenditures reaching $1.145 billion. This spending has contributed to substantial tax revenues at state and local levels, amounting to $88.2 million, with local taxes accounting for $11 million. Moreover, tourism has emerged as a crucial employment driver, currently supporting 12,230 jobs, constituting 9% of total employment in North Idaho.

This announcement marks the commencement of an extensive exploratory process, with construction potentially commencing in early-2025 and a targeted completion date set for May 2027. The initial phase involves a comprehensive review by the City Planning Department. As the project advances through the planning stages, the anticipated economic and architectural impact on Coeur d’Alene is poised to captivate community interest.

In terms of scale, the planned building will feature 139 new hotel rooms. The design incorporates a parking solution, including a structure with the required capacity for over 80 vehicles. While physically detached from The Coeur d’Alene Resort, the proposed tower's close proximity and design will seamlessly complement the existing facilities.

The Sherman Tower Project is subject to City approval. The Coeur d’Alene Resort is actively collaborating with City Officials to navigate the regulatory landscape and secure the necessary approvals.
